ANNOUNCEMENT – PAINTING COMMITTEE DECISION & UPCOMING WORKS

Dear Apartment Owners,

The Painting Committee of Portakal Site has evaluated proposals from three different contractors for upcoming exterior and interior renovation work. After a thorough assessment, it was unanimously decided to proceed with the company GTK Grup based on the technical specifications, quality, and warranty terms offered.

🔨 Scope of Work:

Exterior Facade:

• Scaffolding installation, scraping and repairing all damaged plaster
• Application of DYO Akromax Suprema primer and two coats of pure acrylic-based paint
• 20-year color fade warranty from DYO
• 10-year workmanship guarantee (5+5 years)
• Painting of metal components, balcony repairs, sealing of joints and pipes, lighting and ventilation fixtures maintenance
• Installation of wallwasher façade lighting
• 50 cm elastic waterproofing to be applied around the base of all buildings

Interior Works:

• Repainting of corridor walls with washable DYO Dinamik paint
• Painting of interior metal elements
• Repairs and whitewashing in basement areas
• One room to be prepared as a gym with concrete flooring
• Waterproofing of elevator shaft and parapets
• Drainage channels, A/C pipe installations, marble skirting installation
• Closure of open spaces above fire exit doors

Site Surroundings:

• 40 tons of stone will be laid for perimeter insulation.
• Excavation of building perimeter and construction of decorative walking paths
• Installation of a CCTV camera system at locations specified by the management

💳 Payment Plan:

• Cost for standart apartments: 47,000 TL
• Cost for dublex apartments: 77,000 TL
• Payments may be made in up to 8 installments after completion of the work
• Payment options include:
  • Credit card (installment options vary by bank)
  • Cash payment
  • Promissory note (senet)

Each apartment owner will finalize their preferred payment method directly with the contractor.

GTK Grup is fully responsible for all materials, transportation, safety, and potential damages during the project. The site and building management bear no legal liability for any work-related incidents or accidents.
